Property Condition Reports

Here at LME, we pride ourselves of the level of accuracy and detail for each Property Condition Report that we complete. Each of our reports is written individually by trained staff to ensure the wording is unbiased and easily understood by all.

We also provide detailed photos with the report, which are date stamped and used to support the comments in the description of each area. There are no limits on the number of photos taken as each property is unique. Rather the range of photos is tailored to the size and condition of the property we
visit.

Please note that the minimum prescribed information on Form 1, set out by DMIRS (Department of Mines, Industry Regulations and Safety) is implemented for all of our Property Condition Reports.
For your convenience, the reports are fully customisable and can be sent to you in your chosen format with company branding or inserted into your office inspection software.

Routine Inspections

We offer two routine inspection packages to meet your requirements. Either book in an inspection with your ideal date and times or utilise our other package if you are booking in multiple inspections. Leave the organisation to us! Our team will schedule in all inspection dates, while also accommodating tenant requests where required. For this service, there is the option of utilising your office inspection software or we can create a customised report layout to suit your requirements.

In addition, we can also provide a recommended cleaning or maintenance report for the tenant and owner if needed. And if there are major repairs required, we will contact you while on site to ensure it is actioned as a priority.

Final Bond Inspections

Let LME manage Final Bond Inspections on your behalf (you can thank us later!). A detailed report is provided, outlining all items in each room, noting their current condition and relevant model or serial numbers. We will also take photographs of any damage that has occurred. This information can be provided to both the tenant and owner for any damage or repairs that are required at the property.

Home Opens

We are available for whenever you need us! Our experienced team can showcase your portfolio of properties to prospective tenants. At each Open Home, a register is taken to capture the prospective tenant’s contact details. They are then directed to your agency to apply for the property. After the completion of the Open Home, the register is emailed to the Property Manager
